Embassy Riverine: A Complete Buyer's Guide to the 217-Villa Enclave at Embassy Origins

Prices, configurations, the master plan, the RERA position and the risks worth weighing — before you put down ten per cent.

Most townships cut down what is in the way. Embassy Origins was planned around it.

That single decision is the reason Embassy Riverine is worth a guide of its own. A natural watercourse runs through the 85 acres at Tarahunise, north of Yelahanka. The conventional move is to culvert it and build over the top, recovering the land. The master plan by Bhumiputra Architecture does the opposite: it treats the corridor as the spine of the development and arranges the villas on either side of it.

This guide is written for buyers who are past the brochure stage — people comparing two or three projects seriously and trying to work out which numbers hold up.


What Embassy Riverine actually is

Embassy Riverine is the villa precinct of Embassy Origins, not a standalone project. That distinction matters, because it determines what you are buying into.

Fewer than 4.5 villas per acre is a genuinely low density for Bangalore. It is also the number that makes everything else in the brochure possible — the tree cover, the open sightlines, the 19 acres of reserved landscape. Density is the constraint that every other claim depends on, which is why it is the first figure to check on any villa project.

The township also carries an apartment precinct, Embassy South Reserve — 855 homes from studios to 3.5 BHK. It is placed deliberately on the perimeter, where it doubles as an acoustic and visual buffer against NH-44 traffic, leaving the villa enclave the protected core. Offices and retail sit near the township gates so that residential and visitor traffic never share internal roads.

Together the two precincts represent about 2.6 million sq ft and a gross development value of roughly Rs 4,500 crore for Phase 1.


Configurations and pricing

Three formats, and only three. There is no tower component inside Riverine and no shared walls — every home is an independent villa on its own plot.

Prices are indicative based on resale market data, April 2026. Golf-facing and corner villas carry a 5–10% premium.

That works out to approximately Rs 33,100 to Rs 37,700 per sq ft on built-up area.

The 4.5 BHK is the largest release at 137 homes, and it is the configuration most buyers settle on — the half suite absorbs a study, a guest room or a second home office without eating into the bedroom count. The 5 BHK is the scarce one: 32 units out of 217.

What to budget beyond the base price

The headline price is not the cheque you write. In Karnataka, expect:

  • GST at 5% on under-construction consideration
  • Stamp duty at approximately 5% to 6% of agreement value
  • Registration at 1%
  • Khata, infrastructure, corpus and maintenance deposits as per the agreement
  • Floor rise, corner and view premiums where applicable

On the entry 4 BHK at Rs 14.10 crore, GST, stamp duty and registration alone add roughly Rs 1.6 crore before any deposits. Budget for it up front rather than discovering it at registration.

Payment runs on a construction-linked plan with approximately 10% on booking. Expression of Interest amounts and priority-allotment windows vary by release.

The master plan

The riparian corridorThe watercourse splits the 85 acres in two and is held as the spine of the development rather than culverted. The villas sit on either side of it.
The 80-foot spineOne arterial road carries circulation. Villa streets branch off as short stubs that terminate rather than connect, so there is no incentive to use an internal street as a shortcut.
19 acres, distributedThe reserved landscape is not consolidated into one park. It is threaded through the street network as linear greens, pocket gardens and the riparian trail system.
Clubhouse at the centreThe 40,000 sq ft clubhouse anchors the middle of the villa precinct, beside the central lake and within walking distance of every cluster.

The terminating-stub street layout is the detail most buyers skim past and then appreciate five years in. It means residential roads carry only the traffic of the homes on them — no cut-through, no strangers using your street to avoid the main road.


Amenities

The clubhouse runs to 40,000 sq ft and carries a heated indoor pool, gymnasium, yoga and meditation pavilion, spa with steam and sauna, squash court, business lounge and co-working space, library, lounge bar, café, indoor games room, and a banquet hall with attached guest rooms.

Outside it: an outdoor resort-style pool, the central lake, a floodlit tennis court, padel and pickleball courts, basketball, badminton, cricket practice nets, a multipurpose court, a putting green and a skating rink.

On the infrastructure side — the half that decides what the enclave feels like in year ten — the specification carries 24x7 gated security with CCTV, fully underground cabling with no overhead lines, power backup for common areas and essential circuits, a sewage treatment plant with treated water reuse, rainwater harvesting with 5.37 crore litres of storage capacity, EV charging provision, solar hot water, and zero-discharge water planning. IGBC Green Homes Gold certification is targeted.

A correction worth making: several competitor microsites tag this project "Devanahalli" for search purposes. It is not in Devanahalli, and it is not part of Embassy Springs. It sits at Tarahunise / Bettahalsur, north of Yelahanka off NH-44.

What the address buys you is a twenty-minute run to the international terminal without entering city traffic, and a genuinely quiet site — because the development coming to this belt is low-density and institutional rather than dense mid-rise.

The Namma Metro Blue Line (Phase 2B) will run from Kasturi Nagar through Nagawara and Hebbal to the airport terminal. The Hebbal section is targeted for 2027, with the airport section following.

Verify both at rera.karnataka.gov.in before booking. Seventy per cent of all amounts collected is deposited in a designated escrow account as required under Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016.

The gap between the marketed handover (2030) and the RERA-filed completion date (30 September 2032) is two years. The RERA date is the contractually enforceable one. Plan your finances around 2032 and treat anything earlier as upside.


Who this suits — and who it does not

It suits you if you want a low-density villa with real tree cover inside a gated township, you value the airport corridor over the traditional villa belts, and you can carry a construction-linked plan through to 2030–2032 without needing rental income in the interim.

It suits you less if you need possession inside three years, if you want to be near the established social infrastructure of Whitefield or Sarjapur today rather than what North Bangalore will have in five years, or if the working rate of Rs 33,000 to Rs 38,000 per sq ft puts you at the edge of your budget. Embassy Riverine is the most expensive villa product in North Bangalore. That premium is a bet on the corridor continuing to compress the gap with the traditional villa belts — a reasonable bet, but a bet.
