Embassy Origins Launched: 85-Acre Township with 217 Villas at Tarahunise, North Bangalore
Embassy Developments Limited publicly launched Embassy Origins on 15 September 2026, an 85-acre master-planned township on Chapparkallu Road at Tarahunise, in the Bettahalsur belt of Jala Hobli north of Yelahanka. The project had been registered with Karnataka RERA six days earlier, on 9 September 2026.
The launch is the largest of the six North Bengaluru launches the company has guided to for FY26 — a programme representing roughly 5.6 million sq ft and Rs 10,300 crore of gross development value against a Rs 5,000 crore pre-sales target.
A master plan built around a watercourse
The defining feature of the scheme is what it did not do. A natural watercourse runs through the 85 acres. Rather than culvert it and recover the land, the master plan by Bhumiputra Architecture holds the corridor as the spine of the development and arranges the villa clusters on either side of it.
Roughly 19 acres are held as reserved open space, and around 4,000 trees across 100 to 120 species are being retained and planted through the site. The architects describe the approach as "Natural Intelligence".

Embassy Riverine is the villa precinct — 217 homes across approximately 50 acres, which works out to fewer than 4.5 villas per acre. Three formats are on offer: a 4 BHK on a 2,400 sq ft plot (48 units), a 4.5 BHK on a 3,500 sq ft plot (137 units) and a 5 BHK on a 5,400 sq ft plot (32 units), with built-up areas from 4,200 to 6,800 sq ft and three to six car parks.
Embassy South Reserve, the apartment precinct, carries 855 homes from studios to 3.5 BHK and is placed deliberately on the perimeter of the site, where it doubles as an acoustic and visual buffer against NH-44 traffic. Commercial and retail components sit at the township gates so residential and visitor traffic never share internal roads.
Together the two precincts represent about 2.6 million sq ft and a gross development value of roughly Rs 4,500 crore for Phase 1. Both are separately RERA-registered.

Pricing places it at the top of the corridor
Indicative launch pricing starts at Rs 14.10 crore for the 4 BHK and Rs 17.43 crore for the 4.5 BHK, with the 5 BHK available on request. That works out to approximately Rs 33,100 to Rs 37,700 per sq ft on built-up area — a level that places Embassy Riverine above every other villa product currently selling in North Bangalore, including Embassy Boulevard at Yelahanka, Total Environment's After the Rain, Sobha Lifestyle Legacy and Keya Life by the Lake.
The premium is a bet on the airport corridor continuing to close the gap with the traditional villa belts of Whitefield and Sarjapur.
Why the location matters
The township sits roughly 15 km from Kempegowda International Airport, a 20 to 25 minute drive on NH-44 without entering city traffic. Stonehill International School — run by Embassy Group itself — is 2.5 km away, and the Padukone-Dravid Centre for Sports Excellence is at 3 km. Prestige Tech Cloud office park is 6.5 km away.
The Namma Metro Blue Line, Phase 2B, will eventually run from Kasturi Nagar through Nagawara and Hebbal to the airport terminal, with the Hebbal section targeted for 2027. Doddajala, the nearest alignment point to the township, sits roughly 6 to 7.5 km away.
